Large and Spacious villa dated back from the beginning of 1900 few steps from the city's walls. It is located just outside Lucca's Walls within a walking distance to the heart of the historical centre. It is a very comfortable and roomy three stores house with on-site parking very nice sunny garden.

GROUND FLOOR: entrance hall, main kitchen and a small living area, bathroom.
FIRST FLOOR: three double bedrooms, living room, kitchen and two bathrooms, one just re-done with walk-in shower and one with a tub.
SECOND FLOOR: three bedrooms (two queen sized and one twin), living room, kitchen and two bathrooms both with shower enclosure, one just re-done.

In total, you have 6 large bedrooms, 5 bathrooms, 3 kitchens, 3 living areas furnished with sofas and armchairs.
All the 6 bedrooms are very spacious and they all are air conditioned.
The ground floor of the villa is open onto the garden with comes with furniture for eating outside and parking for at least 2/3 cars.
there is also large lawn with a pergola, flowers, plants, some olive oil trees and a suggestive antique stone fountain.

About the LOCATION.
The Villa is located just off the city's walls. 300 Metres away from the city's walls - south side of Lucca. Everything can be reached on Foot or by bikes. you don't need the car to live here.

Groceries and supermarket are located just round the corner…

The location, the lay- out, all its comforts makes this property plenty of possibilities:

Villa Nottolini was the perfect base for our visits to the seacoast, Chianti, Florence and many wonderful places in Tuscany. Although the house is located directly across the street from the back of the Lucca train station, the neighberhood was very peaceful. In fact, having the station so close, made our excursion to Florence all the more convenient.
The 5 minute walk to the walled old town of Lucca was also a pleasant experience. The coffee and gelato shops were wonderful.
The house was well equipped and comfortable. We had all of our evening meals in the garden and welcomed the gated parking on the property.
Since the surroundings were comfortable, the price reasonable and the service provided by Debora and Maria exceptional, I highly recommend Villa Nottolini to the travelers to Tuscany.

My friends and I loved staying at the Nottolini Villa. Its location is ideal and I think, much more convenient than staying within the walls especially if you plan to rent a car or take day trips by train. The villa is spacious,clean and quiet. The outdoor garden was the perfect spot to enjoy a glass of wine or two. My uncle who has been coming to Lucca on business for the past twenty years was impressed by both its location and high ceilings. As it was June the lack of air conditioning was not a concern. I would highly recommend this property.

Villa Nottolini is just steps from the train station and a short walk to the city centre. This four-bedroom home is spotless, with all the comforts including a modern kitchen and bathrooms, a relaxing, sunny patio/garden and loaner bikes. Debora provided us with plenty of helpful notes on the house and surrounding area, including great restaurant and sightseeing recommendations. We shared this house with 2 other couples and had a fabulous time in Lucca! Thanks!

We (a group of four senior women) very much enjoyed the villa and Lucca. It's a beautiful city and it was very easy to walk to the center of town, even though the villa was outside the wall. The villa's location was perfect - across the street from the train station and within walking distance of shops. As someone else mentioned, the trains don't run during the night, so there was never a problem with noise. We really loved the garden and ate many meals there, until the weather turned chilly. Debora was wonderful. She and the villa's owner were very attentive to our needs and fulfilled all our requests on a timely basis. One of our group fell ill and Debora assisted her with finding a doctor and calling a car to take her to the hospital. The villa was comfortable and well-supplied. All-in-all a terrific experience.

Thanks to the owners for a great stay at a wonderful location in a villa which has great charm and character, in a city which is a delight to spend time just being there.
The villa provided every possible convenience from potato peeler to washing machine. Large fridge and freezer could contain all our provisions. Plenty of crockery, cutlery and glasses. Loads of cupboards and places to store the clothes. Electric fans in all the large bedrooms were a God-send in the heat of the nights.
Plenty of linen and towels provided.
As the weather was superb, the secluded garden, with its large table, was our families only eating area.
The villa is so convenient for the train station - right across the street - got to Pisa, Florence and Viareggio without any trouble. Trains don't run at night so is not a problem.
It's also so handy for Lucca itself - a slow walk inside the gates took about 10 minutes max.
The bikes provided were great for getting to and from the large supermarket which was about 5 minutes away (15 minutes walk) and for a bit of exercise cycling on the traffic free road atop the walls.
Debrora organised a taxi to collect us from the airport and take us back again - 60 Euros for the family (5 adults) plus all our luggage.
Our family have now so many wonderful new memories to share.
Downside: no air conditioning in the villa (but it is a period house and as previously said, there are fans) and, for us, the mosquitoes were deadly (can get spray or cream at supermarket and all pharmacies). Note - the latter is in no way Debora's fault its just the insects like foreign blood.

Villa Nottolini was everything we could have hoped for. The bedrooms were spacious and comfortable with ample storage for our items. The kitchen was equipped with everything that we required and in the late evening we enjoyed the comfort of the living room while playing cards or watching the satellite TV. The backyard with it's lovely olive trees and comfortable seating area was where you could find us most days when we were not out walking around the town of Lucca, traveling to nearby Pisa or hopping on the train, located across the street, to go to Florence.
Deborah provided us with all the information that we needed to explore the town, buy groceries and eat at some delightful restaurants. We had such a wonderful time that we are already discussing plans to return next year.

The Villa was perfect for our family. It is well furnished and knowing that we had young children, we were furnished with high chair and cribs. The patio and garden is spacious and safe for the children to run around.
Also, having the train station across the street was very convenient for our day trips.
